Here we most often clean a flat between one tenant and the next
In the 2021 census, Studentski district had the largest share of working age residents in Sofia and the smallest share of children. You can see it in the bookings: homes lived in briefly and then handed over to the next person, often arranged from a distance.
The buildings come in two kinds, standing next to each other. The halls of residence and the blocks were built from the 1960s to 1990, and after 2010 new residential buildings went up among them. In an older flat the time goes into the bathroom and the kitchen. In a new one we more often deal with building dust and adhesive marks.
There is still no metro station in Studentski Grad, the second line extension is at design stage. We come by car with the equipment, so the time is agreed in advance and we keep to it.

Four mistakes at handover
Most of these happen because things get done in the wrong order, and then the day runs out.
The cleaning is left for moving day
With boxes in the hall, people on the stairs and furniture half taken apart, everything gets cleaned twice. Give us the flat empty, even a day earlier, and both the time and the price come down.
White marks scrubbed as if they were limescale
Sofia water is soft. At the Studentski district sampling point Sofiyska Voda measures total hardness of 0.9 meq/l. The white marks on the bath and the shower screen are almost always soap scum rather than lime, and an abrasive pad only scratches the surface. They dissolve with the right product and a little time to work.
A new flat cleaned like an old one
After a renovation, and in a newly built flat, the dust is fine and lifts again the moment a dry cloth passes over it. Vacuum with a filter first, then wet clean, usually twice, before the floor stays clean.
The sofa is cleaned on handover day
A furnished flat is handed over with a clean sofa and mattress, but after an extraction machine the fabric takes hours to dry. Book that a day earlier, not on the morning the new tenant arrives.
Common questions from the neighbourhood
Where will you park?
We come by car because we bring the vacuum and the products. If there is no space in front of the entrance, we stop as close as we can and carry everything up ourselves. If you know where a space usually frees up, tell us when you book, it saves a quarter of an hour.
The lift is out and I am on the seventh floor.
We carry the equipment up on foot. Tell us beforehand so we can allow more time or send a second person. We do not charge extra for the floor or the stairs.
Can I leave you a key if I am out of town?
Yes, we work that way often. The key can be with a neighbour, with the agency or in a box by the entrance. We log the time we go in and out, and the team is insured.
What hours do you work? The building has house rules.
We work during the day, in normal working hours. If your building has quiet hours, tell us and we will not run machines during them, we do the hand work instead.
What will the neighbours hear?
A vacuum, about as loud as a domestic one, in short bursts. The only louder machine is the extraction unit for the sofa and mattress, and it runs for around an hour. We do no drilling and we do not drag furniture across the floor.
I am a landlord and I do not live in Sofia. Can this all be handled remotely?
Yes. We agree by phone and from photos what needs cleaning, we go in with the key, payment is by bank transfer and we issue an invoice. You get the price in writing beforehand and it does not change.
