How we work in a neighbourhood still being built
Manastirski Livadi is a new neighbourhood and still being built. The buildings are in good condition, mostly mid-rise and with a lift. The cleaning itself is usually easier than in the older parts of Sofia.
Getting here takes longer. Local figures put the street network at about half built, the pavements likewise, and around 40% of the streets are lit. There is no metro. So we plan each visit in advance: we come by van, confirm the entrance and leave time in reserve so we arrive at the agreed hour.
The work itself is different too. More is being built here than almost anywhere else in the city, and a large share of the jobs are the first clean of an empty new flat: builders' dust, adhesive residue, protective film on the window frames. That is not maintenance cleaning of a lived-in home, and it is done differently.

Four mistakes in a brand new home
Almost everything we see in Manastirski Livadi comes from the home being new or only just finished.
Builders' dust gets swept
Sweeping lifts the fine dust and it settles again an hour later, including on what has already been washed. It is vacuumed with a HEPA filter, top down, and gone over a second time once the air has settled.
The film on the window frames is left for later
Protective film on the profiles dries out in the sun and the adhesive stays behind. It comes off as early as possible. If it has been there a long time, use a plastic scraper and an adhesive remover, not a blade.
Tiles get washed before the cement haze is removed
The thin grey film left after grouting does not come off with an ordinary cleaner, and a wet mop only smears it into the joint. First an acidic haze remover, then neutralise with water, and only then is washing worth doing.
Three deep cleans one after another
The neighbourhood is still being built, and while there is work on the next plot the dust comes back. One deep clean when you move in and regular maintenance after it does more than paying three times for the same job.
Common questions about the area
Is there anywhere to park?
Usually something can be found. The streets here are narrow and in places still unfinished, so tell us which side the entrance is on and whether there is a yard or car park we can pull into. If there is not, we stop for a few minutes, unload the equipment and then move the van.
Will you find the address?
Some streets in the neighbourhood are not built yet and navigation occasionally leads to a dead end. Send us the name of the building or a landmark nearby. On a first visit we call when we are a few minutes away.
Does the equipment fit in the lift?
The buildings here are new and almost always have a lift, so the vacuum and the buckets go up in one trip. If the building manager wants a protective mat in the lift car during a post-construction clean, tell us in advance and we bring one.
Do I have to be at home?
No. You leave us a key or a code, and for an empty new flat we collect the key from you or from your agent. Every visit is logged with the time in and the time out, and our people are vetted and insured.
What hours do you work, and will we disturb the neighbours?
In a residential building we do not start early in the morning and we respect the afternoon quiet hours. The noise is mostly the vacuum and only for part of the visit. A post-construction clean is louder and sometimes means carrying a sack down the stairs, so let the building manager know a day ahead.
Is there more limescale in this part of Sofia?
No. According to Sofiyska Voda, the water in the Triaditsa district measures 0,8 mgeq/l total hardness, and the average for the city is below 0,75 mgeq/l, about 2 degrees German. That is soft water. A little builds up on the taps and the shower glass, and it comes off with an ordinary acidic cleaner.
