The blocks in Lyulin repeat
Lyulin has been built since 1973 and almost every block belongs to one of two closely related series, Bs-2-69 and Bs-69-Sf, plus EPK blocks. So the flats repeat: the same floor height, the same layout, the same wet room in the same place. For us that means the price we quote over the phone rarely differs from what we find on site.
The one thing that really is different here is getting the equipment upstairs. In the Bs-2-69 blocks the lift stops on the half-landings between floors and holds four people, so the kit is carried half a flight on foot at both ends, and two people with a vacuum fill the car. We budget time for that, and we never leave anything standing in the entrance.
Everything else is standard Sofia panel. Sofia water is soft, around 2 dH according to Sofiyska Voda, and it is no harder in Lyulin than in the city centre.

Too much water in a flat with no heating
Some of the EPK blocks west of Dobrinova Skala Blvd have no district heating. Heating there varies from block to block. We ask how the flat is heated before deciding how much water to use in the bathroom, because a floor that stays wet all day ends up dirtier than if it had not been washed.
Scouring powder on the shower screen
The water is soft, so the white marks on the glass are rarely thick scale. Scouring powder takes them off once, and after that the glass is scratched and dirties twice as fast. We apply the product, give it time, then go over it with microfibre.
Dust on top of the wardrobes
With a ceiling of about 2.55 m, the top of the wardrobe and the kitchen units sits above eye level. The dust there is only noticed once it darkens and starts falling. We wipe those surfaces on every visit, not only during a deep clean.
The glazed balcony that was left out of the booking
A glazed balcony is a room: it has a floor, windows and usually the most dust in the flat. Tell us about it when you book so we can count it into the time, rather than sorting it out on the doorstep.
Questions people in Lyulin ask
Will you find somewhere to park outside the block?
We do not rely on it. If there is no space by the entrance we unload and the car moves further off, and for a smaller job the team comes by metro to Lyulin station. Parking is our problem, and it does not show up on your bill.
The lift is small and stops between floors. Is that a problem?
No. That is how nearly every Bs-2-69 block works and we are used to it. We go up in two trips and we do not block the car. If the lift is out of service on the day, tell us in advance so we can set off earlier. The floor you live on does not change the price.
Can I leave you a key if I am at work?
Yes, that is how most of our regular clients work with us. Our staff are vetted and insured, and every visit is logged with an arrival and departure time. If you prefer, leave the key with a neighbour and tell us which door to ring.
What time do you come, so as not to disturb the neighbours?
Usually between 9 and 18. If your building has agreed on a quiet period in the afternoon, tell us and we will keep to it, moving the noisy work outside those hours.
What will the neighbours hear?
Only the vacuum, and in bursts rather than continuously. We do no drilling, no breaking out, and we bring no compressor-driven machines into the flat. The front door stays shut while we work.
What does it cost to clean a two-room flat in Lyulin?
