We work before or after your business hours, most often after 18:30 or before 08:00. The team has its own access, knows which rooms are locked and which cabinets are never opened.

For every site we produce a written plan: what is done daily, weekly and monthly. The plan is signed alongside the contract, so there is never an argument about what was agreed.

The split below is the starting point. The final plan reflects the number of desks, whether there is a kitchen, and how many visitors pass through.

Scope and limits of the contract

Clear limits are what make a maintenance contract comfortable for both sides.

Included in the monthly fee

  • Labour, equipment and all cleaning products

Agreed separately

  • Consumables, paper, soap, towels (optional in the fee)

  • Maintenance of technical installations

Consumables can be folded into the monthly fee at a fixed price, most clients prefer that to tracking stock themselves.

Site inspection

We visit at a time that suits you, measure the area, count desks and washrooms, and ask about specifics such as server rooms, restricted zones and security hours.

You receive a day-by-day breakdown and a monthly price. The plan is specific: not "washroom maintenance" but exactly what, and how often.

We sign the contract and a confidentiality agreement, and hand over a named list of the team. Keys, fobs or passes are arranged with your security.

Supervised first visit

A supervisor attends the first clean and walks the site with your point of contact, recording everything specific to your office.

After that the team works independently. At the end of each month you receive a report and an invoice; the plan can be adjusted at any time.

Office cleaning is priced on area and frequency rather than by the hour. The figures below assume five visits a week.

An office ventilates worse than a home. Biodegradable, ammonia-free products mean nobody walks into a wall of chlorine in the morning.

What to ask any office cleaning company

Three questions separate a serious contractor from the rest: is there a written day-by-day plan, who comes when the regular team is away, and will they sign a confidentiality agreement.

If the answer to any of the three is evasive, a lower price is usually being recovered somewhere else.

Worth knowing

How often an office needs cleaning

For an office in daily use, washrooms and bins need daily attention. That part is not negotiable. The rest can be thinned out. An office of ten people used on a hybrid three days a week works perfectly well on three visits rather than five.

The reverse is also true: a site with external visitors (a showroom, a clinic, a reception) needs daily attention regardless of headcount, because first impressions are formed from details your own team stopped noticing months ago.

Cleaning and sick days

Door handles, the coffee machine buttons, handrails and shared keyboards are where everything passes through. Daily disinfection of those points is far cheaper than a week of absences in February. That is why contact points are a separate line in our plan rather than part of "general wiping".

In-house staff or a contractor

  • A contractor absorbs holidays, sick leave and turnover, you are never left uncovered
  • Equipment and products are the contractor's cost, not your capital
  • Liability is insured and contractually defined
  • In-house staff make sense at large floor areas needing all-day presence
  • Below 300 m², a contractor is almost always cheaper

Professional extraction cleaning of sofas, mattresses, chairs and carpets. We remove stains, dust, mites and odours.

Post-renovation cleaning

Removal of construction dust, paint, silicone and adhesive. We return the property to a ready-to-live-in condition.

Home cleaning

Regular or one-off cleaning of flats and houses. We work to your schedule, whether that is weekly, fortnightly or monthly.

Frequently asked questions

Do you work at night or at weekends?

Yes. Most of our office clients are served after 18:30 or before 08:00, Saturdays included. The time is fixed in the contract.

Do you sign a confidentiality agreement?

Yes. For office sites we sign an NDA and provide a named list of the staff who will have access.

Do you supply consumables?

Optionally. We can include toilet paper, towels and soap in the monthly fee at a fixed price, or work with your own. Most clients choose the former to avoid tracking stock.

What happens when the regular team is on leave?

We send a replacement briefed on your site, and tell you in advance. The contract is not interrupted or re-billed.

Is there a minimum contract term?

The standard contract runs six months with one month's notice. Contracts over 12 months carry a discount.

Can the plan be changed as we go?

Yes. It can be adjusted at any time, for example an extra visit before a big presentation, or fewer in August when the office is half empty.

How do we check the work is being done?

Every visit is logged, and at month end you receive a report against the plan. Your point of contact can flag anything at any time and we respond by the next visit.
